Mercer Island closed Q1 2026 with a median single-family sale price of $2.85M, up 4.2% from Q1 2025. Months of inventory sits at 1.8 — firmly a seller's market, though softer than the frenzy of 2021–2022.

Waterfront and view homes saw the strongest demand, with average days on market dropping to 14. The Northend and East Seattle micro-markets continue to draw multiple offers within the first weekend.

Buyers: be prepared. Pre-inspection, strong financing, and a clean offer matter more than escalation. Sellers: pricing strategy is everything right now — overpricing leads to extended days on market and ultimately lower sale prices.
